Wake County is still one of the strongest housing markets in North Carolina, but the numbers show a different market than the low-inventory years.

Zillow's Wake County data showed 4,393 homes for sale as of May 31, 2026, 1,764 new listings, a $466,667 median sale price, and a $479,667 median list price. It also showed 22.2% of sales over list price and 61.4% under list price.

The important pattern

Wake County can have both competition and negotiation at the same time. That sounds contradictory, but it is common in balanced markets. The best homes still attract attention. Homes that need work, lack staging, or are priced too aggressively often sit.

Buyer strategy

Buyers should not assume every listing requires a maximum offer. Study the listing history and compare the home to recent closed sales.

Seller strategy

Sellers should prepare for a more analytical buyer. If your home is priced above comparable sales, you need a clear reason: lot size, upgrades, location, school assignment, or condition.
